Phoenix Sky Harbor begins construction on new terminal concourse

McCarthy Building Companies Inc. has begun the construction of the $326 million North 2 Concourse in Terminal 3 at Phoenix Sky Harbor International Airport. This project will add six new passenger gates to the terminal.

Terminal 3 handles about 25% of the airport's passenger traffic annually. In 2024, the airport served over 52.3 million passengers, with Terminal 3 often reaching full capacity during peak times. The addition of six gates will increase its total to 26 gates.

Aviation Director Chad Makovsky stated, "With the growth in our passenger traffic, we’re continuing to make investments in our facilities so we can not only meet demand, but further elevate the passenger experience." The new concourse will provide more space for airlines and enhance passenger services, including new concessions and a lounge with premium amenities.

The concourse will cover about 173,000 square feet and includes a multi-level design. It will feature passenger levels with gate hold rooms, restrooms, spaces for future retail, and an upper mezzanine with lounges and exterior terraces. The apron level will support aircraft service operations.

A connector bridge will link the North 2 Concourse to Terminal 3, and future plans consider a tunnel connection to Terminal 4’s North Concourse. To optimize passenger flow, moving walkways and elevators will be strategically placed throughout the terminal.

The project focuses on sustainability and modern infrastructure aimed at enhancing traveler comfort and providing aesthetic appeal. Efficient access and the potential for future expansions and technological updates are also primary considerations.

Thomas Assante, vice president of operations for McCarthy’s Southwest Region, emphasized that the construction will proceed with minimal disruption to ongoing airport operations, stating, “Fortunately, our McCarthy teams are well versed in managing construction projects at active airports airport, having successfully completed several expansion projects at the airport.”

Designed by HOK in collaboration with DFDG Architecture, the project seeks a minimum of LEED Silver certification from the U.S. Green Building Council. Construction is set to begin with the demolition of the Annex Building in April 2025.

Phoenix Sky Harbor International Airport, often referred to as America’s Friendliest Airport, contributes over $44 billion annually in economic impact. It handles roughly 1,000 aircraft and 130,000 passengers daily, with its operations funded entirely by airport revenue, without using tax dollars. The airport has been owned by the City of Phoenix for 90 years.
