There were 6,781 new eviction cases filed in Maricopa County during May, according to the Justice Courts of Maricopa County.

As of May 2025, 30,605 eviction cases had been filed—representing 36.6% of the record-high 83,687 cases filed in 2005.

Eviction cases in Maricopa County are handled by the Justice Courts of Maricopa County, of which there are 26 local precincts. In addition to eviction cases, these courts handle protective orders, misdemeanors, small claims up to $3,500, and civil lawsuits for $10,000 or less.

The Justice Courts in Maricopa County operate under the Arizona Judicial Branch and are responsible for handling a variety of legal matters within the county. Appeals of decisions made by these justice courts fall under the jurisdiction of the Superior Court. Maricopa County is home to 98 Superior Court judges, all of whom are appointed by the Governor of Arizona.

Eviction actions can be filed by landlords who either seek rent payment or a tenant to move. Eviction cases include the landlord’s request for money and the landlord’s request for possession of the property.

In these cases, judges review the landlord eviction cases and provide both parties with the opportunity to argue their cases before a final verdict. Landlords or tenants can also request a trial for further discussion.
